For buyers abroad

Everything a foreign buyer needs

What we walk through with you, in general terms. Nothing here is a legal opinion or a promised result.

Market and area advice

We talk through any area of Colombia: what each area is like and which of our listed properties fit what you are looking for.

Pricing and valuation

We read the asking price against the property and, when you need it, tell you what a lot or a home is worth and what can be built on it.

Legal accompaniment

We stay with you through the title study, the promise of sale, the public deed and the notary. A lawyer on our team works on real estate matters.

Requirements for foreign buyers

In general, a purchase from abroad is registered as foreign investment with Banco de la República, the funds move through the foreign-exchange market, and taxes depend on the property and the buyer. We explain the path. We do not promise an approval, a registration or a tax outcome.

Search and visits

We search the inventory with you and arrange visits. If you are not in Colombia, the visit can be by video.

Closing and aftercare

We accompany the closing and, once the deed is signed, the follow-up that still belongs to the purchase.

How it works

From the first call to the deed

Five steps. The order can change if the property or your documents need it.

  1. Tell us what you want

A call or a WhatsApp message. You can write in English.

  2. Areas and a price reading

We narrow the zone and look at whether the asking price makes sense.

  3. Title study and a visit

In person, or by video if you are abroad.

  4. Promise and deed

We accompany the promise of sale and the deed at the notary.

  5. After closing

We follow what is still open once the deed is signed.

Questions from abroad

FAQ for foreign buyers

General answers only. They are not legal, tax or foreign-exchange advice, and they do not promise a result.

Can a foreigner buy property in Colombia?

Foreign nationals can buy real estate in Colombia. In general terms the purchase follows the same private steps as a local one: a title study, a promise of sale, and a public deed before a notary. Buying from abroad is usually treated as a foreign investment. This is a general description, not a legal opinion and not a promised outcome. Contact us for your case.

Do I need to be in Colombia?

The first conversations and a property visit can be done remotely, including by video. Signing at a notary, granting a power of attorney or some banking steps can require you, or a representative, to follow a specific formality. We do not promise that every purchase can be completed without traveling. Contact us for your case.

How do I bring the funds?

As a general rule, money sent from abroad to buy real estate in Colombia is channeled through the foreign-exchange market, and the investment is registered with Banco de la República. When the funds come in through that market, the exchange declaration filed through a bank is the document usually used for that registration. Whether that path fits you depends on the bank, the amount and your situation. We do not promise a registration or a transfer. Contact us for your case.

What taxes should I expect?

A purchase in Colombia can involve notary and registration costs, and later taxes such as the municipal property tax. Some transfers also have income-tax effects. Which ones apply, and at what rate, depends on the property, the municipality and the buyer. We do not quote figures on this page and this is not tax advice. Contact us for your case.
